The pricing of your home must reflect its location: school districts, traffic, highway accessibility, and more will need to be consider when determining the value of your home's location. We cannot control the location.

Condition

The price of your home must accurately reflect its condition. The general upkeep and presentation of your home is critical to obtaining the highest value for your home. The condition of the roof, plumbing, carpets, and paint all impact price. Basic rule: If we can smell it...we can't sell it!

Recession, inflation, interest rates, mortgage availability, competition, and the public's perception of the general economy all make up the market. The pricing of your home must reflect the nature of the current market. Though we cannot control the marker, we can take advantage of it.

PRICE is the #1 most important factor of the sale of your home!

Setting the proper asking price for your home based on the above four factors is crucial to the success or failure of your home sale. I will carefully analyze current market conditions, your home's condition and location, and your personal time requirements to identify the correct price range for your home.

Here are 71 Ways We Will Assist with the Sale of Your Home

  • Research tax records to verify full and complete legal information is available to prospective buyers and buyer's agents on MLS printout.

  • Research property's ownership, deed type, public record information, house dimensions, and verify legal description.

  • Review current title information, measure and confirm house dimensions.

  • Research sales activity from MLS within past 6-12 months.

  • Research competitive properties that are currently on the market, withdrawn, under contract, expired, or sold within past 6-12 months.

  • Prepare a “Comparative Market Analysis” (CMA) to establish fair market value and present results to you, including comparable sold, active, and expired listings.

  • Verify Home Owner Association fees, if applicable.

  • Ascertain need for lead-based paint disclosure.

  • Compile a list of visible repairs and maintenance items.

  • Prepare showing instructions for buyers’ agents based on acceptable times for you and your family.

  • Assess your timing, motivation, and concerns and discuss information about your lifestyle and your property to learn how to better serve and provide helpful information if needed.

  • Obtain information that will help us to prepare the listing, advertising, and marketing materials. Questions will include: What type of improvements have you done to your house in the past five years? What other features of your home make it attractive to buyers (type of cabinets, flooring, decks, pool, fireplaces, etc.)? What do you think the home is worth? How much do you owe on the property?

  • Ask you to gather home information: a copy of deed, current tax bill, copy of a land survey, and other documents.

  • Obtain one set of keys which will be inserted in the lockbox.
